Our Focus
To address the climate emergency we’ve made three key net-zero commitments that guide our design and operations:

Goal 1: Develop and Operate Whole Life Net Zero Carbon Hotels
The climate impact from our buildings should be zero – from construction and operation to their eventual end-of-life. Our ambition is to design and operate only whole life net zero hotels, minimising embodied carbon at every stage and reducing emissions wherever possible.

Goal 2: Achieve Net Zero Carbon for Scope 1 & 2 Emissions
We are reducing our Scope 1 and 2 emissions by 46% by 2030 against our 2019 baseline, in line with the science based targets for limiting global warming to 1.5.c above pre-industrial levels. Any unavoidable carbon emissions are offset through verified carbon offset projects.

Goal 3: Track & Minimise our Scope 3 Emissions
Scope 3 emissions are the indirect greenhouse gas emissions generated across our value chain. We work closely with employees and suppliers and engage with guests and tenants to manage and reduce their emissions. By continuously improving how we track Scope 3 emissions, we are able to identify opportunities for reduction.
Our Second Nature hometels emit 89% less carbon per night than the average UK hotel*
* 2025 average across Second Nature hometels, calculated using the Cornell Hotel Sustainability Benchmarking (CHSB) methodology and DEFRA conversion factors for like-for-like comparison. Data from our GHG inventory is prepared in accordance with ISO 14064-1:2018 and independently verified by the British Standards Institution (BSI) to a reasonable assurance level with a 10% materiality threshold.

To date, we have offset 3,820 tonnes of carbon through high-quality, independently verified projects that balance the emissions we cannot yet eliminate.
Our priority is always to reduce emissions at source through better design and smarter operations. As we work towards net zero by 2030, offsetting helps bridge the gap while we continue to drive reductions across our portfolio.
Smart Energy Management
Occupancy-enabled lighting, heating, and cooling systems prevent waste, all lighting is LED, and appliances are selected for high energy efficiency.
Renewable Energy Integration
Many of our rooftops are home to solar panels including Second Nature Chiswick, Belfast, and Southampton – reducing reliance on the grid. All purchased electricity is 100% renewable, backed by Renewable Energy Guarantee of Origin (REGO) certificates.
Advanced Heat Pump Technology
Ground source heat pumps at Second Nature Chiswick provide 100% of heating, cooling, and hot water, cutting energy use by 37%, while air source heat pumps at Second Nature Belfast and Lamington Apartments reduce heating and cooling energy demands.

We invest in high-quality carbon offset projects that restore land, enhance biodiversity and sequester carbon. Projects have included reforestation, afforestation and sustainable farming in China, Nicaragua, Ghana and more.
Our offsetting strategy follows a strict internal checklist to ensure projects are permanent, additional, and impactful, and rigorous tracks emissions and environmental benefits.

For new and refurbished developments, our Second Nature Net Zero Building Specification guides decision making during development and construction. Our approach aligns with the UK Net Zero Carbon Building Standards, ensuring we meet the highest industry standards.

Voluntary Reporting
We have published our carbon net zero roadmap and annually report on our greenhouse gas emissions.
