We are pleased to share the Lamington Group Sustainability Report 2024–25, reflecting on another year of progress across our business as we continue working towards net zero by 2030.
Hospitality sits at the intersection of real estate, energy and travel, providing a unique platform to shape a more sustainable future. It’s a sector with real reach and responsibility, and also real opportunity. Every day, we welcome guests, work with suppliers, and operate buildings that shape how people live, travel and interact with the built environment.
What if hospitality used that reach to help drive meaningful change?
Progress Towards Net Zero
Since our 2019 baseline, Lamington Group has reduced operational emissions by 19%, even as our portfolio continues to grow. A major focus this year has been the decarbonisation of our existing assets. While new net zero developments are important, the reality is that nearly 80% of the buildings that will exist in 2050 are already standing today. If we want to tackle climate change, retrofitting existing buildings must be part of the solution.
In 2024-25, we completed the decarbonisation of room2 Hammersmith and 10 Lamington Serviced Apartments, replacing gas systems with air-source heat pumps and renewable electricity.
The results have been encouraging. Improved building performance has reduced both carbon emissions and operating costs, strengthening the commercial case for continued decarbonisation across our portfolio.
Circular Design
This year also marked the launch of one of our most exciting initiatives: our in-house Circular Design Studio.
The studio explores how waste generated by our hometels can be transformed into new products that return to our spaces. Early prototypes include products made from used coffee grounds and recycled plastics collected from our operations. By rethinking waste as a resource, we are experimenting with new systems and operational processes that could allow us to close the loop on waste streams within our properties.
Creating Value for People and Communities
Sustainability at Lamington Group extends beyond environmental performance. It also means investing in people and the communities where we operate. In 2024-25, we generated over £2 million in social value through local employment, supporting local economies and creating meaningful job opportunities.
Across our room2 hometels, we continue to host community events, collaborate with regional artists and makers, and support local suppliers who help bring character and authenticity to our spaces. We also provided more than £11,000 of in-kind space to community organisations and initiatives that contribute positively to the neighbourhoods around us.
These partnerships are an important part of creating places that feel connected to their communities.
Building for the Future
Looking ahead, Lamington Group continues to expand with new hometels, in York and Leeds, with additional sites announced in Cambridge, Shepherd’s Bush and Manchester. As our portfolio grows, we remain focused on designing, building and operating spaces that balance environmental responsibility with exceptional guest experience. Sustainability is becoming a defining challenge for the hospitality industry. But it is also an opportunity to create better buildings, stronger businesses and places that people genuinely want to spend time in.
